D. Harjeu nr&#8230;&#8230;&#8230;&#8230;.<\/p>\n\n\n\n<p>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Cladirea investigata este un imobil cu regim de inaltime Spartial+P+E+pod. Cladirea este situata in zona protejata. Imobilul este o veche casa transformata de-a lungul timpului in 2 apartamente, cate unul pe fiecare nivel.<\/p>\n\n\n\n<p><strong><em>Starea actuala a cladirii:<\/em><\/strong><strong><em><\/em><\/strong><\/p>\n\n\n\n<p>Cladirea este construita inainte de 1935 si se afla intr-o stare de degradare medie. Nu sau putut identifica fisuri in peretii exteriori datorita placarilor cu polistiren si lipsei de acces la parter. La etaj s-au identificat fisuri doar in finisajele tavanului. Peretii subsolului erau uscati si fara fisuri. La acoperis s-au identificat urme de infiltratii prin invelitoare. Invelitoarea acoperisului a fost inlocuita partial. Jgheaburile si burlanele sunt partial degradate.<\/p>\n\n\n\n<p>O parte dintre ferestre au fost schimbate iar altele necesita reabilitare.<\/p>\n\n\n\n<p><strong><em>Structura cladirii:<\/em><\/strong><strong><em><\/em><\/strong><\/p>\n\n\n\n<p>Structura cladirii este zidarie portanta cu plansee din lemn, fara stalpi si centuri din beton armat. Scarile exterioare sunt din beton. Scara de acces catre etaj este din beton armat.<\/p>\n\n\n\n<p><strong><em>Recomandari:<\/em><\/strong><strong><em><\/em><\/strong><\/p>\n\n\n\n<p>Pentru renovare sunt necesare masuri ample de interventie dupa cum urmeaza:<\/p>\n\n\n\n<ul>\n<li>Desfacerea tuturor tencuielilor si tavanelor.<\/li>\n\n\n\n<li>Verificarea integritatii grinzilor din lemn prin indepartarea pardoselilor de peste parter si de peste etaj, scoaterea molozului si inlocuirea acestuia cu vata minerala.<\/li>\n\n\n\n<li>Schimbarea sau repararea invelitorii.<\/li>\n\n\n\n<li>Refacerea fatadelor.<\/li>\n\n\n\n<li>Refacerea gardului.<\/li>\n\n\n\n<li>Refacerea trotuarelor.<\/li>\n\n\n\n<li>Desfacerea constructiilor din tabla, construite fara avize si autorizatie.<\/li>\n\n\n\n<li>Refacerea racordului electric pentru aducerea acestuia la standardele actuale, inclusiv realizarea unei prize la pamant.<\/li>\n\n\n\n<li>Verificarea tevilor de gaze care se afla intr-o stare avansata de degradare datorita lipsei de intretinere.<\/li>\n<\/ul>\n\n\n\n<p>Se recomanda urmatoarele:<\/p>\n\n\n\n<ul>\n<li>Verificarea situatiei centralei termice si a bransamentului de gaze;<\/li>\n\n\n\n<li>La renovare este necesara autorizatie de construire si se va realiza o expertiza tehnica care sa determina masurile de consolidare necesare.<\/li>\n<\/ul>\n\n\n\n<p>Pe baza experientei similare va prezentam mai jos cateva detalii privind costurile:<\/p>\n\n\n\n<ul>\n<li>Renovarea etajului se estimeaza intre 800 si 1000 euro\/mp construit<\/li>\n\n\n\n<li>Obtinerea avizelor si autorizatie de construire ~ 5000 de euro.<\/li>\n\n\n\n<li>Refacerea gardului ~5000 de euro.<\/li>\n\n\n\n<li>Refacere racord electric ~1500 de euro.<\/li>\n\n\n\n<li>Demolare constructii din tabla ~ 1000 de euro.<\/li>\n<\/ul>\n\n\n\n<p>Pentru alte drepturi si obligatii ce va revin dvs. gasiti aici legea 10 privind calitatea in constructii:<\/p>\n\n\n\n<p><a href=\"http:\/\/legislatie.just.ro\/Public\/DetaliiDocument\/182108\">http:\/\/legislatie.just.ro\/Public\/DetaliiDocument\/182108<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>RAPORT DE ASISTENTA TEHNICA Imobil strada arh.
