Locuin\u0163a vizitat\u0103 este de tipul cuplat\u0103 f\u0103r\u0103 rosturi intre cele doua locuin\u0163e.<\/p>\n<p><span style=\"text-decoration: underline;\"><strong>\u00a0Considerente asupra proiectului:<\/strong><\/span><\/p>\n<ul>\n<li>Structura de rezistenta este de tipul cadre din beton armat avand \u00een marea majoritate stalpi de 30x40cm si grinzi 30x40cm sau 30x50cm.<\/li>\n<li>Proiectul de structura faza detalii de executie nu este verificat de catre un verificator de proiecte atestat \u2013 va rugam solicitati aceasta beneficiarului.<\/li>\n<li>Proiectul de instalatii este unul complet ce contine majoritatea detaliilor necesare executiei.<\/li>\n<li>Proiectul de arhitectura este elaborat doar la faza de autorizatie de construire si nu contine detalii de executie.<\/li>\n<\/ul>\n<p><span style=\"text-decoration: underline;\"><strong>\u00a0Constat\u0103ri:<\/strong><\/span><\/p>\n<p>Nu am primit procese verbale de lucrari ascunse semnate de dirigintele de santier si de executantul structurii de rezistenta, ni s-a spus ca exista, motiv pentru care va recomandam sa le vizualizam.<\/p>\n<p>Execu\u021bia finisajelor nu a fost urm\u0103rit\u0103 de cineva specializat motiv pentru care am constatat urm\u0103toarele neconformit\u0103\u021bi:<\/p>\n<ul>\n<li>lipsa trotuarului in jurul cl\u0103dirii;<\/li>\n<li>infiltra\u021bii de apa din terasa de peste garaj datorate lipsei siliconului la \u00eembinarea dintre perete si pardoseala (aceea\u0219i problema la toate balcoanele);<\/li>\n<li>u\u0219a de la baia de serviciu din parter nu se \u00eenchide;<\/li>\n<li>lipsa silicon la \u00eembinarea dintre glafuri si perete in zona ferestrelor;<\/li>\n<li>necesitatea de repara\u021bii u\u0219oare in mai multe zone, inclusiv aplicarea unui strat de vopsea lavabila pe casa scarii;<\/li>\n<li>lipsa pavaj alee si pavaj scara principala de acces.<\/li>\n<li>\u015eap\u0103 fisurata in garaj si lipsa pardoseala. De asemenea este necesara si hidroizolarea garajului \u00eentruc\u00e2t apa de pe ma\u0219in\u0103 se va scurge si se va infiltra in pere\u021bii perimetrali, chiar dac\u0103 exista o rigola de scurgere. Este un detaliu mai dificil de realizat \u00eentruc\u00e2t acuma deja \u015fapa este la acela\u0219i nivel cu rigola, probabil va trebui sparta si inlocuita, dar pe termen lung este impetuos necesara rezolvarea acestui detaliu.<\/li>\n<li>\u015eapa de la u\u0219a de la intrare care are \u00eenc\u0103lzire incorporata este de asemenea fisurata \u0219i va necesita hidroizolare inainte de placare.<\/li>\n<\/ul>\n<p><span style=\"text-decoration: underline;\"><strong>\u00a0Concluzii:<\/strong><\/span><\/p>\n<p>In cazul in care veti achizi\u021biona va recomandam clarificarea aspectelor mai sus men\u021bionate si in plus sa solicita\u021bi urm\u0103toarele:<\/p>\n<ul>\n<li>detalii de fonoizolare perete desp\u0103r\u021bitor dintre cele doua locuin\u021be cuplate \u2013 semnat si stampilat de proiectantul de arhitectura;<\/li>\n<li>detalii de termoizolarea a mansardei \u2013 semnate si stampilate de proiectantul de arhitectura;<\/li>\n<li>detalii de hidroizolare si termoizolare terase \u2013 semnate si stampilate de proiectantul de arhitectura;<\/li>\n<li>proces verbal de proba inunda\u021bie terase in zonele unde exista spatii de locuit sau garaje sub.<\/li>\n<li>punctul de vedere al proiectantului de arhitectura si al celui de structura asupra execu\u021biei cl\u0103dirii.<\/li>\n<\/ul>\n<p>Aceste detalii si puncte de vedere va vor fi necesare ulterior la rev\u00e2nzarea cl\u0103dirii sau la cererea garan\u021biei de la v\u00e2nz\u0103tor. In timp condi\u021biile asupra calit\u0103\u021bii se vor \u00een\u0103spri si orice h\u00e2rtie la cartea construc\u021biei va fi importanta.<\/p>\n<p>P.S.
