{"id":186,"date":"2016-12-26T08:25:51","date_gmt":"2016-12-26T06:25:51","guid":{"rendered":"http:\/\/www.vilared.com\/expertiza\/?p=186"},"modified":"2017-01-04T08:27:09","modified_gmt":"2017-01-04T06:27:09","slug":"raport-de-asistenta-tehnica-5","status":"publish","type":"post","link":"https:\/\/www.vilared.com\/expertiza\/?p=186","title":{"rendered":"Raport de asisten\u021b\u0103 tehnic\u0103 &#8211; 5"},"content":{"rendered":"<p><strong><em>RAPORT DE ASISTEN\u021a\u0102\u00a0TEHNIC\u0102<\/em><\/strong><\/p>\n<p><strong><em>Locuin\u021ba individuala \u00een Corbeanca<\/em><\/strong><\/p>\n<p>Cl\u0103direa vizitata are regim de \u00een\u0103l\u021bime P+E si este in curs de execu\u021bie, in acest moment fiind executate funda\u021biile, st\u00e2lpii si zid\u0103ria parterului pana sub cota grinzilor plan\u0219eului peste parter.<\/p>\n<p><strong>Considerente asupra proiectului:<\/strong><\/p>\n<p>-Structura de rezistenta este de tipul cadre din beton armat av\u00e2nd, de regula, st\u00e2lpi de 30x30cm si grinzi 30x40cm sau 30x50cm.<\/p>\n<p>-Proiectul de structura a fost primit pe email \u0219i este incomplet. De asemenea proiectul prezint\u0103 erori, cum ar fi: de reprezentare (gre\u0219eli de desen) \u0219i de respectare a normativelor \u0219i regulilor \u00een vigoare; nu am primit proiectul pentru etaj.<\/p>\n<p>-Proiectul de instala\u021bii primit pe email nu este pentru construc\u021bia \u00een cauza.<\/p>\n<p>-Proiectul de arhitectura este elaborat doar pentru faza autoriza\u021bie (DTAC) nu si pentru faza detalii de execu\u021bie, fapt ce poate genera probleme de executie.<\/p>\n<p>-Din fotografiile primite se poate observa ca execu\u021bia funda\u021biilor nu a respectat proiectul:<\/p>\n<ul>\n<li>Partea inferioara a funda\u021biei nu are armatura;<\/li>\n<li>Partea superioara are mai putina armatura dec\u00e2t in proiect;<\/li>\n<li>St\u00e2lpii nu au etrieri pe \u00een\u0103l\u021bimea funda\u021biei.<\/li>\n<\/ul>\n<p>In principiu, in aceasta situa\u021bie \u00a0ar trebui informat proiectantul pentru a reface calculul funda\u021biilor si pentru a impune m\u0103surile necesare.<\/p>\n<p>-Zid\u0103ria nu respecta normele \u00een vigoare &#8211; nu are mortar in rosturile verticale.<\/p>\n<p>-Nu ni s-au prezentat procese verbale de lucr\u0103ri ascunse, autoriza\u021bie de construire, proiectul de autoriza\u021bie, avize etc.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Concluzii<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p>In cazul in care ve\u021bi achizi\u021biona va recomandam urm\u0103toarele:<\/p>\n<ul>\n<li>Inainte de a semna orice act solicitati sa vedeti autorizatia de construire si toate avizele.<\/li>\n<li>Demolarea zidariei existente si refacerea acesteia, eventual cu mortar in rosturi subtiri, pentru a micsora pierderile de caldura prin puntile termice.<\/li>\n<li>Avand in vedere aspectul betonului, daca nu exista condica de betoane sau alte documente care sa ateste calitatea acestuia si a otelului, va recomandam realizarea de teste nedistructive pentru determinarea calitatii acestuia;<\/li>\n<li>Solicitati proiectantului de rezistenta revizuirea proiectului conform normativelor in vigoare, corectarea greselilor si va recomandam sa apelati la un verificator de proiecte ales de dvs care sa certifice calitatea proiectului.<\/li>\n<li>Solicitati elaborarea unui proiect de instalatii si a unuia de arhitectura pentru faza proiect tehnic si eventual detalii de executie; proiectul de arhitectura trebuie sa con\u0163in\u0103 \u015fi sistematizarea verticala a terenului, inclusiv imprejmuirea.<\/li>\n<li>Solicitati schimbarea dirigintelui de santier cu a unuia ales de dvs, dar platit de catre vanzator, momentan cel actual nu si-a respectat obligatiile profesionale impuse de norme.<\/li>\n<li>Proiectul in forma finala va fi anexa la contract si vanzatorul se obliga sa-l respecte.
