Cum mai toate cladirile din aceste zone sunt prost intretinute, renovarea dupa achizitie este un demers obligatoriu.<\/p>\n\n\n\n<p id=\"block-0cc39b15-650d-4586-91b8-830855d577e1\"><strong><em>De ce zona protejata este o problema?<\/em><\/strong>&nbsp;Pentru ca legislatia prevedere obtinerea unei autorizatii de construire pentru orice interventie chiar si pentru zugravirea fatadei.<\/p>\n\n\n\n<p id=\"block-38a94a54-5101-428f-8794-23c564553b73\">In vederea obtinerii autorizatiei de construire sunt necesare si expertiza tehnica a cladirii si avizul Ministerului Culturii.<\/p>\n\n\n\n<p id=\"block-fc62e2a2-45a7-41c8-817c-48b0dc6df34b\">Expertiza tehnica presupune implicit o analiza seismica a cladirii. De regula orice cladire veche ce nu a fost consolidata va necesita si lucrari de consolidare.<\/p>\n\n\n\n<p id=\"block-1abdf001-8f0a-44de-b6c4-cf3431aa6304\">Avizul Ministerului Culturii este un demers dificil si de lunga durata.<\/p>\n\n\n\n<p id=\"block-7c6c8bbd-985b-4c07-9464-daa26a056d65\">Astfel, cumpararea unei locuinte intr-o zona protejata sau in aria de protectie a unui monument istoric aduce cu sine mai multe probleme ce vor necesita un timp indelungat pentru rezolvare.<\/p>\n\n\n\n<p id=\"block-920584bc-877c-45fd-b554-4666977d3351\"><strong><em>Este dificil sa afli daca esti intr-o zona protejata?&nbsp;<\/em><\/strong>Da si nu! Trebuie sa verifici pe site-ul primariei hartile.
