{"id":342,"date":"2023-07-13T07:31:30","date_gmt":"2023-07-13T04:31:30","guid":{"rendered":"http:\/\/www.vilared.com\/expertiza\/?p=342"},"modified":"2023-07-13T07:31:31","modified_gmt":"2023-07-13T04:31:31","slug":"raport-de-asistenta-tehnica-7","status":"publish","type":"post","link":"https:\/\/www.vilared.com\/expertiza\/?p=342","title":{"rendered":"RAPORT DE ASISTENTA TEHNICA &#8211; 7"},"content":{"rendered":"\n<p>RAPORT DE ASISTENTA TEHNICA<\/p>\n\n\n\n<p>Imobil Balotesti<\/p>\n\n\n\n<p>Client &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.<\/p>\n\n\n\n<p>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Cladirea investigata este un imobil cu regim de inaltime Parter+Etaj mansardat construit in perioada 2014-2016.<\/p>\n\n\n\n<p>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Ne-au fost puse la dispozitie urmatoarele documente:<\/p>\n\n\n\n<ul>\n<li>Autorizatia de construire<\/li>\n\n\n\n<li>Cadastrul<\/li>\n<\/ul>\n\n\n\n<p>Conform datelor avute la dispozitie structura de rezistenta este de tip cadre din beton armat cu stalpi avand dimensiunile 30x30cm. Conform investigatiilor vizuale se respecta aceste dimensiuni de elemente structurale. In lipsa unui proiect de executie nu se poate stabili corectitudinea executiei lucrarilor.<\/p>\n\n\n\n<p>Analiza documentatiei a relevat urmatoarele:<\/p>\n\n\n\n<ul>\n<li>Balconul de la etaj nu apare pe autorizatia de construire dar apare pe cadastru<\/li>\n\n\n\n<li>Terasa are alta dimensiune decat in autorizatie.<\/li>\n\n\n\n<li>Beciul si zona de deasupra lui au fost construite pe limita de proprietate, fara autorizatie de construire.<\/li>\n\n\n\n<li>La parter a fost adaugata o camera tehnica ce nu este cuprinsa in autorizatie dar este cuprinsa in cadastru. Aceasta zona se regaseste extinsa si la etaj prin marirea unui dormitor.<\/li>\n\n\n\n<li>Sarpanta, conform autorizatiei de construire, trebuia sa fie mascata de atice, in realitate ea a fost construita in stil clasic, fiind vizibila.
